 1. The Design

 

Teakwood Enterprises Inc. will make a site visit and take pictures of your lot to help us design an addition or home to take full advantage of all there is to offer. We help you by trying to prioritize the decisions that need to be made to help maximize the budget. In all of our projects you have the final word.

 

 

2. Bid Process

 

Once the design is complete, the specifications need to be defined.  You will select the HVAC system, flooring, electrical and plumbing fixtures,  and all the other many finishes that will make this project your own.  Once the bid price is established, the specifications can be refined to reach your budget.

 

 

3. The Contract

 

There are two main types of contracts, fixed-fee and cost-plus. Both types will share most of the same content:

We encourage a fixed-fee contract for most of our clients. With this contract, you, the client, pay a set amount for all labor and material required for your home. Our fixed-fee contract contains “allowances”, for specialty items:

Kitchen Cabinets, Plumbing Fixtures, Lighting Fixtures, Floor Finishes, Etc.

Allowances give you the flexibility to choose the fixtures, finishes, appliances, and etc. The amount of each “allowance” is usually based on moderate to high-end finishes and done so through consultation with you.

 

A cost-plus contract is the second choice we offer. In this type of contract payments are made monthly based on material and labor costs for that month, plus an agreed upon mark-up.  There is increased risk for the client in a cost-plus contract as they will be responsible for labor and material cost increases during the construction of their project.

 

 

4. Building the Home

 

After signing the contract we will begin to pull the necessary permits to begin construction. Each county works with a different plan review process when issuing permits, but on average the process will take 2-3 weeks.

Remodeling projects start with an on-site explanation as to how the existing structure will be affected. This will give you an idea as to what construction traffic, if any, will be in and out of your home.

If you are building a new home we will meet you on-site to stake out the foundation. This will give you an idea of where the front door will be, which direction it will face, the views from your porch, and any privacy issues regarding window location and orientation.

 

Each project will have a different timeline. On average a new home will take 8-12 months, and a remodeling project can range anywhere from 1-12 months depending on the scope of work.

 

As the building progresses, we encourage our clients to meet us onsite often.  This allows questions to be answered immediately and explanations of the next step to be given.  Continued communication with our clients is integral in the successful completion of any project.
